Renting Out Your Property

Anyone can rent out their property. But if you use an agent, the person you select must be licensed in NSW as a real estate agent. You can check whether an agent is licensed by phoning the Office of Fair Trading on 13 32 20 or do a licence check online by visiting www.fairtrading.nsw.gov.au

When deciding whether to manage the property yourself, your decision should be based on your knowledge of the industry, your ability to handle the property, your customers and your willingness to be directly involved.

If you choose to deal through an agent you must have a written agreement setting out what the agent will do for you. The agreement will include instructions for such matters as cancellations and return of deposits, how to handle minor repairs or damage to premises, security deposits, minimum fees and the  agent’s fees and commissions. It would also be useful to include instructions on how to handle disputes (eg. do they need to be referred to you?) and emergency contact numbers.

A few useful points to consider when you begin marketing your property for Rent

 

A complete set of keys (including windows) for Zello as well as any spare sets you may have, as we need to give a complete set to each tenant who signs the lease. If there are any remote controls, please be sure to give these to us as well

  • If you are currently residing in your property, please be sure to cancel electricity, gas and telephone (broadband, foxtel, etc) and arrange with Australia Post to have your mail forwarded to your new address
  • Ensure that your property has been cleaned thoroughly, including steam cleaning the carpets. Tenants are only legally obliged to leave the premises in the same condition as on entry
  • Attend to all repairs. Should you require any reliable trades people, we are happy to help. Please organise to have a thorough termite inspection and that this is done regularly. We are happy to organise this if you let us know
  • Please ensure that the following are in good working order:
  • Windows
  • Locks (doors, windows, screens, letter box, garage door etc)
  • Light globes are all working
  • Telephone line is connected – please note that after a certain period of time, if the telephone line has not been used, the telephone line expires. If this is the case, please be sure to inform us as we can then inform prospective tenants.

You will need appropriate insurance. Landowners Insurance is also a good option. For more information on insurance please speak to our Property Management team.
